Choosing the right contractor

At Keith Construction, we feel that we provide an exceptional overall experience, high quality standards, dependability, and a high expectation of integrity. Our people have the technical, business, interpersonal skills, experience, and the tools needed to do your job. Our reputation, supported by being a Certified Registered Builder, R2000 and Built Green Certified and memberships with Travelers Guarantee, the Better Business Bureau, Chamber of Commerce and Canadian Home Builders Association, brings you peace of mind when choosing Keith Construction as your home builder or renovator.

We provide our potentially interested customers with references. These are available upon request. We welcome our interested customers to contact our references to discuss the quality of work and their overall experience with Keith Construction.

Our business is fortunate to have repeat clients as they recognize above and beyond service, dedicated performance and schedules that are met on time and on budget.

The Contract

We feel a detailed written contract between us (the contractor) and you (the client) is essential to any renovation or new home project. Regardless of the size, we feel even the smallest project should be put in writing. This is to protect both parties for insurance and warranty responsibilities. We also provide payment schedules to our clients as part of our contract. Most banks will ask a client to provide this information should your project need funding.

Getting Started

Keith Construction will meet with first time clients for an interview. This is generally to answer any questions you may have. It also allows us to understand the scope of work requested by you. Based on your requests, we take approximately 2-3 weeks to prepare a very in depth estimate. We use our design spreadsheet to be as accurate as possible based on the information we have been provided by you. Once you are comfortable and request to hire us as your contractor, we confirm the final scope of work and have you qualify your allowances by meeting with our trades & sales people to establish a budget number that meets your comfort level.

We also provide a tentative construction schedule to you so you can plan your life around the build.

In 2010, we implemented the “Builder Trend” online program. This program is accessible for our Clients anywhere in the world as long  internet access is available. This is a very valuable tool within our office as well as for you. Part of our current clientele consists of may “out-of-town” families. With this program, you are able to see pertinent documents, progress photos, schedules, etc. There is also an area wherein we have you “sign-off” on items throughout your project. This also helps to provide a running total for your job and shows throughout the course of construction how your are staying on budget. You can view a sample of our Builder Trend program by going to the home page of this website and clicking on the “client login” tab near the bottom of the page. The user name is “precedent” and the password is 1234. Once you have entered the Builder Trend web site, on the left of the screen you will note the job name “Builder Trend”, click on this job and you can get started. You can view a sample “calendar” schedule, “documents” and “change orders”.

Keith Construction Has been GREEN since 2009

We are continually upgrading our knowledge and skills on the leading edge of Built Green energy efficient building.  We don’t just build to the minimum B.C. Building Code requirements… we use advanced framing which virtually eliminates the outside cold and heat migrating through the wall studs.  It also allows for continuous insulation to keep the warmth in and the cold out, reducing your energy bills.

Options of contracts available for both Renovations & New Construction

Project Management Contract

In a project management contract, you pay the contractor a percentage on all material & labor costs incurred during construction plus GST. Project Management contracts leave costs open-ended, so it’s best for the customer to set a limit so costs don’t get out of hand. The customer has access to see all of our sub trade invoices with this type of contract.

“Fixed price” Contract with some allowances

A “fixed price” contract includes all materials, labor, equipment and fees, plus contingencies, overhead and profit in order to construct your home, addition or renovation. In some cases, allowances are established for items which you have yet to select, e.g., flooring, plumbing fixtures, and light fixtures. These allowances, which are only estimates, are later adjusted through a “change order” (either up or down) once you have made your final selections.

Whether you intend to finance your project yourself or borrow money from a financial institution, you should talk to a financial advisor and to your lender before you make firm plans. They can help you understand your options and advise you on how much you can borrow and even pre-approve you for a loan. This information will help you plan realistically.

Please let us know if we can be of help as we maintain relationships with some very good mortgage specialists that may be able to help you.

Keith Construction Responsibilities include:

  • Liability Insurance
  • Property Damage Insurance
  • Worker’s Compensation for all employees & Subcontractors
  • New Home warranties by Travelers Guarantee.
  • Renovation warranties on all contractor supplied work & materials (in conjunction with manufacturer’s warranties) for a period of one year.

We at Keith Construction would be privileged to work as your contractor no matter the size of the project.  Whether it is a new home you’re building,  an addition or renovation project (big or small), or your small commercial project we would love to be your contractor.
