Getting Started
Keith Construction will generally meet with first time clients for an interview. This is generally to answer any questions a client may have. It also allows us to understand the scope of work requested by the client. Based on clients requests we generally take 2-3 weeks depending on how busy we are to prepare a very in depth estimate. We use our designed spreadsheet to be as accurate as possible based on the information we have been provided with. Once a client is comfortable and requests to hire us as their contractor, we confirm the final scope of work and have the client qualify their allowances by meeting with our trades & sales people to establish a budget number that meet their comfort level.
We also provide a tentative construction schedule to our clients so they can somewhat plan their life.
In 2010, we implemented the "Builder Trend" online program. This program is accessible for our clients anywhere in the world as long as they have internet access. This is a very valuable tool within our office as well as for our clients. Part of our current clientele consists of may "out-of-town" families. With this program, our clients are able to see pertinent documents, progress photos, schedules, etc. There is also an area wherein we can have clients "sign-off" on items throughout their project. This also helps to provide a running total for their job and shows through the course of construction how they are staying on budget. You can view a sample of our Builder Trend program by going to the home page and clicking on the "client login" tab in the top right corner. The user name is "precedent" and the password is 1234. Once you have entered the Builder Trend web site, on the left of the screen you will note the job name "Builder Trend", click on this job and you can get started. You can view a sample "calendar" schedule, "documents" and "change orders".
The Contract
We feel a detailed written contract between us, the contractor and you, the client is essential to any renovation or new home project. No matter what it's size, we feel even the smallest project should be put in writing. This is to protect both parties for insurance and warranty responsibilities. We also provide payment schedules to our clients as part of our contract. Most banks will ask a client to provide this information should the project need funding.
Options of contracts available for both Renovations & New Construction
Project Management Contract
In a project management contract, you pay the contractor a percentage on all material & labor costs incurred during construction plus GST. Project Management contracts leave costs open-ended, so it’s best for the customer to set a limit so costs don’t get out of hand. The customer has access to all of our sub trade invoices with this type of contract.
“Fixed price” quote with some allowances
A “fixed price” quote includes all the materials, labor, equipment and fees, plus contingencies, overhead and profit. In some cases allowances are established for items which you have yet to select, e.g., flooring and light fixtures. The allowance, which is only an estimate, is later adjusted once you have made your final selections.
Renovation or Retrofitting Grants for Residential Property Owners
**All grants are subject to change without notice
Did you know that The Government of Canada now provides grants to property owners who complete energy efficiency retrofits based on the energy advisors recommendations? You must have a residential energy assessment by an NRCan-licensed advisor before being eligible for grants.
Once your evaluation or “blower door” test is complete, the advisor will provide you with an Energy Efficiency Rating number to compare the efficiency of your home with others in your region. The NRCan advisor will make recommendations how to improve your energy efficiency via a personalized report.
Keith Construction can help you to ensure the work is performed properly.
Your energy advisor will apply for the grant on your behalf after you have completed the energy efficiency retrofits and your home has been re-assessed. Your energy advisor will prepare the paperwork for you to sign and will be able to tell you how much you can expect to receive. You have 18 months to submit the grant application after the date of the retrofit evaluation.
New Home Grants From BC Hydro
If you choose to build "Built Green" with Keith Construction, we are also able to provide you with rebates from BC Hydro as we are a "Featured Builder" with BC Hydro's Power Smart Gold Homes Program.
Financing
Whether you intend to finance your renovation yourself or borrow money, you should talk to a financial advisor and to your lender before you make firm plans. They can help you understand your options and advise you on how much you can borrow and even pre-approve you for a loan. This information will help you plan realistically.

Keith Construction is making a genuine effort to reduce our carbon footprint by having 2 Honda Civic Hybrids in our fleet of vehicles. In 10 months, we have saved 72% in fuel costs with our 2 hybrid cars. We are continually upgrading our knowledge and skills on the leading edge of Built Green energy efficient building. We are promoting “Green” to our customers as well, in hopes of making our world a better place for the next generations!


Keith Construction has added a third hybrid to the "fleet". We now have a Ford Fusion Hybrid, continuing to promote "GREEN" within our industry!
